Lake Access
This is where the comparison gets specific. McKinley Beach offers community beach access — a shared private beach that is well-maintained and less crowded than public beaches. Lower Mission offers both lakefront ownership (premium priced) and proximity to public Okanagan Lake access via City beaches. Different models, both legitimate depending on your preference.
Price
At comparable square footage, McKinley Beach and Lower Mission are broadly similar in price range ($1.2M–$2.5M+ for detached). Within that range, McKinley Beach skews toward newer builds and Lower Mission has more variation (older homes offering renovation upside at lower entry, newer infill at the higher end).
Walkability
Lower Mission wins decisively. Pandosy Village, Mission Creek Greenway, and the South Pandosy dining district are all walkable from Lower Mission. McKinley Beach is car-dependent for everything except community amenities.
Community Maturity
Lower Mission is a neighbourhood with 160 years of history — it is not going to change. McKinley Beach is a maturing community that will continue to develop and improve as phases complete and the marina opens. Different risk/reward profiles: proven vs. still-developing.
